How much does it cost to sell my property with Condado Invest?
Our commission is agreed in writing in the listing agreement and is only payable when the sale completes - no sale, no fee. Professional photography, drone video, the 360° tour and all marketing are included. Buyers pay nothing.
How long does it take to sell a property on Condado de Alhama?
Correctly priced apartments on the resort usually find a buyer within weeks - we sell more than 95% of the properties on Condado de Alhama and have a waiting list of registered buyers. Once a buyer reserves, completion at the notary normally takes 4 to 8 weeks.
What documents do I need to sell a property in Spain?
Your title deed (escritura), the latest IBI receipt, a community fees certificate, an energy performance certificate, your NIE and, for some properties, the habitation certificate. We and your lawyer can obtain any that are missing.
Do I have to be in Spain to sell?
No. Most of our sellers live abroad. We hold the keys, carry out the viewings and your lawyer signs at the notary for you under a power of attorney.
What tax do I pay when I sell?
Non-resident sellers have 3% of the price retained on account of capital gains tax; your lawyer reclaims any overpayment. Capital gains tax is due on the profit and the town hall charges plusvalía on the increase in land value. Your lawyer calculates both before you accept an offer.
